New estate yards that stay patchy after the first summer
On many new blocks the builder leaves compacted fill with little or no topsoil on top, and turf laid straight onto it has nowhere to send its roots.
Shallow roots dry out in the first hot spell, and a lawn that thins in year one usually needs returfing by year two.
Loosen the surface, add a proper underlay soil and set the levels before the turf arrives. Our site and soil preparation page explains the steps.
