Rather than the deep natural topsoil of older Brisbane suburbs, most residential lots here sit on engineered fill that has been cut, compacted and trafficked by construction traffic, then finished with a thin veneer of spread soil before handover. It looks like a lawn base. It usually is not one.
The result is the single most common problem we are called about in the area: turf that greens up for six weeks then thins out, because roots hit a compaction pan 60–80mm down and stop. Add the estate's open, unshaded backyards, young street trees are still a decade off casting real shade, and summer surface temperatures climb fast, while sudden Moreton Bay downpours sheet across compacted ground instead of soaking in. Newer, smaller lots make it worse: less garden bed, more lawn taking the whole family's foot traffic and the dog.
