Turf Supplies North Lakes: Cut Fresh This Morning, On Your Block Tomorrow

Grown 40 minutes up the highway at Woodford by the same Queensland family for more than 30 years

Handed the keys to a new North Lakes home and inherited a rectangle of compacted builder's fill? That is the job we do most weeks. Our turf supplies North Lakes service cuts every slab to order on the farm the morning it travels, so it reaches Mango Hill, Griffin or the older Endeavour Boulevard streets still cool and ready to root. Choose supply-only turf delivery for a DIY weekend, or have our crew handle site prep, delivery and laying end to end. Free on-site measure and quote, no obligation, with the total cost (turf, delivery and labour) shown before you commit. Call the farm direct on 1800 761 334, Monday to Friday 6am–4pm.

Almost every lawn in North Lakes is a first lawn. The suburb was designed and subdivided from the mid-1990s out of what had been low-lying Mango Hill country criss-crossed with waterways, land that only became a subdivider's opportunity once modern earth-moving reshaped it. Which means the ground under a new slab is usually imported fill that has been driven over by machinery for months. Grass seed struggles in it. Instant turf, laid on properly prepared soil, does not, and that is why most requests for turf supplies North Lakes homeowners send us arrive within weeks of handover, or right after a pool or shed goes in.

We grow what we sell. Cutting at Woodford and delivering into Moreton Bay within 24–48 hours means the roll on your driveway is days fresher than yard-bought pallets. We will tell you honestly whether your block needs topsoil and grading first, or whether it is ready for turf as it stands.

Local knowledge

Why it matters here

North Lakes buyers are usually comparing three or four quotes on a tight post-settlement budget, and the differences are rarely in the grass itself. They are in freshness, in who actually turns up, and in whether the price holds. Hancey's is a grower, not a reseller. The family has farmed turf in Queensland for over 30 years, the farm at Woodford is a straight run down the Bruce Highway to North Lakes, and the crew that lays your lawn works for the same business that cut it.

That matters most on new estates, where fill is compacted, topsoil is thin and irrigation is often not connected yet. The 2021 Census counted 23,030 people here at a median age of 35, with 84.9% of dwellings separate houses and 37.3% of homes rented, a suburb of standalone backyards, a lot of them being turfed for the first time and a good share of them fitted out for tenants. We size the job to the block rather than selling you the priciest variety on the list, and for full-sun North Lakes backyards that frequently means Wintergreen couch at $7.00/m² rather than a premium buffalo you do not need.

What the estate ground actually does to a new lawn. North Lakes is one of South East Queensland's largest master-planned communities, and that history shows up in the dirt. Rather than the deep natural topsoil of older Brisbane suburbs, most residential lots here sit on engineered fill that has been cut, compacted and trafficked by construction traffic, then finished with a thin veneer of spread soil before handover. It looks like a lawn base. It usually is not one.

The result is the single most common problem we are called about in the area: turf that greens up for six weeks then thins out, because roots hit a compaction pan a few centimetres down and stop. Add the estate's open, unshaded backyards (young street trees are still a decade off casting real shade) and summer surface temperatures climb fast, while sudden Moreton Bay downpours sheet across compacted ground instead of soaking in. Newer, smaller lots make it worse: less garden bed, more lawn taking the whole family's foot traffic and the dog.

So we test the ground before quoting. If a screwdriver will not push in easily, we recommend ripping and grading before a single slab is laid, and we bring topsoil to build a workable root zone rather than laying onto builder's fill. For full-sun estate backyards we usually put forward Wintergreen or Stadium couch, which recover quickly from wear and handle the heat; where a colorbond fence or a two-storey neighbour shades one side, we split the order and run Sir Walter or Palmetto buffalo through the shaded strip.

Common local challenges

The challenge

Turf greens up for six weeks, then thins out

Most North Lakes lots sit on engineered fill that was cut, compacted and driven over during construction, then finished with a thin veneer of spread soil before handover.

Roots hit the compaction pan a few centimetres down and stop, so the lawn never establishes properly and the whole cost is at risk by the second summer.

We test the profile at the free measure. Where it is hard, we rip and grade before a slab is laid and bring in topsoil to build a workable root zone.

The challenge

Open, unshaded estate backyards cook in summer

The estates were cleared and graded during development, and the young street trees are still a decade off casting real shade.

Surface temperatures climb fast on an exposed block, which finishes off shade-bred grasses and any lawn sitting on a thin root zone.

We put forward Wintergreen or Stadium couch for full-sun backyards (both recover quickly from wear and handle the heat) and split the order where a fence line or two-storey neighbour shades one side.

The challenge

Storm rain runs across the yard instead of into it

Compacted fill has very little infiltration, and the Mango Hill country North Lakes was built on was criss-crossed with waterways before earth-moving reshaped it.

Sudden Moreton Bay downpours sheet across the surface, scouring new joins before the turf has knitted and pooling against the slab.

Site preparation includes setting falls that move water away from the house and toward existing drainage, not just levelling the surface.

The challenge

Small new-estate lots take all the wear

Newer lots are smaller, with less garden bed and more of the block given over to lawn.

The whole family's foot traffic and the dog concentrate on one area, so a grass that does not self-repair wears through to bare soil.

We recommend hard-wearing couch varieties that spread back into worn patches, and we are honest about which areas will need a mid-life top-up rather than a full re-turf.

The challenge

The cheapest turf is rarely the cheapest lawn

Post-settlement budgets are tight, 37.3% of homes here are rented, and prep is the easiest line to cut from a quote.

Fifty dollars saved on preparation is often a re-turf two seasons later, at the full cost of the grass a second time.

We quote the whole figure (turf, delivery, labour and any prep) before you commit, and we will tell you when a block genuinely does not need preparation.

Frequently asked questions

My builder just handed over, can turf go straight onto the dirt?

Usually not without work. New North Lakes lots are typically compacted fill with a thin soil spread over the top, and turf laid straight onto that roots shallowly and thins by the second summer. We check the profile at the free measure. If it is hard, we recommend ripping, grading to fall away from the slab, and adding topsoil. It adds cost up front and saves a full re-turf later.

Which turf suits a full-sun North Lakes backyard?

Wintergreen couch at $7.00/m² is the value pick for open estate yards. It loves heat, repairs itself quickly from kids and dogs, and only needs about seven hours of direct sun a day, which most new blocks easily get. If you want a softer leaf underfoot or have a shaded fence line, Sir Walter buffalo at $15.50/m² holds colour on far less light, and we also grow Palmetto buffalo for the same job.

How fast can you deliver turf to North Lakes?

Within 24–48 hours of your order being confirmed and paid. Turf is cut fresh at Woodford for each run rather than pulled from stock, so timing matters, book the delivery for the day your prep is finished. If you are picking up yourself from 2 Hart Rd, same-day collection is often possible when you call ahead.

What does delivery cost on top of the turf?

Delivery into the North Lakes area is $200, and installation jobs carry a $440 minimum. On smaller courtyard-sized lawns these fixed costs can outweigh the grass itself, which is why we quote the whole figure (turf, delivery, labour) before you commit rather than a per-square-metre teaser. Farm pickup removes the delivery fee entirely.

Do you supply builders and developers in the estate?

Yes. We cut to order, so volume for multiple lots is scheduled rather than stock-limited, and we regularly handle commercial and sports work, including the Samford Football Precinct. Talk to us about staged deliveries across a build program so each lot is turfed close to its own handover date instead of grass sitting on site.

When is the best time of year to lay turf here?

Turf can be laid year-round in South East Queensland, but spring and early autumn establish fastest because warm soil plus reliable moisture gets roots down before extremes hit. Summer laying works well if you can water daily for the first two weeks. Winter is slower to knit but perfectly viable, just expect a longer wait before heavy use.
